Hidden Water Leaks: How to Detect Them
It can be difficult to detect leaks when they occur because most burst pipes are hidden behind walls or underground. Nevertheless, the best way to prevent water damage is to find and stop hidden leaks.
In most cases, you can detect a hidden leak by looking for certain signs. Keep an eye out for:
What techniques are used to find moisture?
Thermal Imaging Devices – An object such as a wall that may contain moisture can be analyzed using this device, which converts thermal energy (heat) into visible light.
Non-penetrating Moisture Meters – An electromagnetic signal measures the moisture level in wood. This is a great option to avoid damaging expensive hardwood floors and wooden furniture.
Penetrating Moisture Meters – This device uses an electrical current running between two pins inserted into the wood. The device then measures the resistance encountered by an electrical current running between the two pins. Water conducts electricity, whereas wood does not, so the drier the wood, the more resistance it has to electrical current, making this method more accurate than non-penetrating meters.
Borescope – This is an optical inspection camera or video scope mounted on a rigid, flexible tube. We drill a small hole in the wall and use the camera to search for the leak.
Hydrometer (Moisture Sensor) – This uses penetrating technology to determine how far the moisture has traveled from the source. They’re not suitable for drywall or similar materials, but they work well beneath carpeting or padding.
Thermo-Hygrometers – The temperature and relative humidity of the surrounding area are measured with these devices, which determine whether dehumidifiers or other drying tools can effectively dry the surrounding environment.
