Plumbing Leak Detection Company

The source of water intrusion is crucial to stopping further water damage from occurring when there is a leak or excessive moisture problem.
Water can penetrate any building and accumulate in the form of leaks, flooding, or condensation. As part of our technical training, our technicians maintain a working knowledge of building construction, building science, and water damage restoration processes. A thorough inspection may not be possible or acceptable in some areas where moisture intrusion is suspected. This is not ideal, as excess moisture left unattended can result in mold growth and structural damage if it is not dealt with.

Moisture damage should never be left unattended!

It is important to act as soon as possible after you notice moisture and water damage to your home because the water can damage your walls, carpeting, carpet padding, hardwood floors, and even the grout lines in your tiles. Damage caused by moisture and water to the ceiling is even more dangerous, as it can cause the ceiling to collapse.
There are also more serious problems caused by water and moisture damage, such as poor air quality, humid atmosphere, mold and mildew growth, and unpleasant smells that permeate the walls, floors, and ceilings.

Once moisture is detected, what happens next?

A moisture content standard is determined based on moisture content readings taken from undamaged areas or structures that are known to have dry materials, these readings are then used to calculate a drying goal. For structures without dry materials, a comparable structure will be used to determine the drying goal. Once we have these readings, we get to work, drying your property.

Hidden Water Leaks: How to Detect Them

It can be difficult to detect leaks when they occur because most burst pipes are hidden behind walls or underground. Nevertheless, the best way to prevent water damage is to find and stop hidden leaks.

In most cases, you can detect a hidden leak by looking for certain signs. Keep an eye out for:

  • Your water bill is increasing in an unnatural and unexplained manner.
  • Visible water damage, including ceiling and wall “stains”.
  • Paint or wallpaper looks like it’s “peeling”.
  • Without any obvious signs of moisture, there is an odor of musty mildew or mold growth.
  • A lawn or landscaping patch that is unusually lush.
  • Ceilings that look like they are “sagging”.
  • Flooring has a “buckled” look.
Get in touch with Revive right away if you notice these or other signs of a water leak. A technician from our team will come out to your home for a free on-site consultation to locate the leak.

What techniques are used to find moisture?

To detect and mitigate moisture intrusion, specialized moisture detection equipment is used. An inspection would be impossible without these tools. They help you determine the next steps. Here is some of the equipment we use to detect moisture in the initial stages:

Thermal Imaging Devices – An object such as a wall that may contain moisture can be analyzed using this device, which converts thermal energy (heat) into visible light.

Non-penetrating Moisture Meters – An electromagnetic signal measures the moisture level in wood. This is a great option to avoid damaging expensive hardwood floors and wooden furniture.

Penetrating Moisture Meters – This device uses an electrical current running between two pins inserted into the wood. The device then measures the resistance encountered by an electrical current running between the two pins. Water conducts electricity, whereas wood does not, so the drier the wood, the more resistance it has to electrical current, making this method more accurate than non-penetrating meters.

Borescope – This is an optical inspection camera or video scope mounted on a rigid, flexible tube. We drill a small hole in the wall and use the camera to search for the leak.

Hydrometer (Moisture Sensor) – This uses penetrating technology to determine how far the moisture has traveled from the source. They’re not suitable for drywall or similar materials, but they work well beneath carpeting or padding.

Thermo-Hygrometers – The temperature and relative humidity of the surrounding area are measured with these devices, which determine whether dehumidifiers or other drying tools can effectively dry the surrounding environment.
